Access Statement.

Introduction

Our guest house is set in a small seaside town just 30 yards from the sea and offers four guest rooms. The terraced house was built in 1863 and whilst we aim to meet the needs of all our guests there are some features which might make access difficult for people with limited mobility.
Access to the house is via steps and the house is set on several different levels so there are steps between rooms. Because of the many levels the rooms are not suitable for wheelchair users.

Pre-Arrival

  • We are located on the seafront opposite the sea. The house has a shared forecourt with 4 other houses and on site parking is limited.
  • The nearest shops are within walking distance. The Town Centre is only a 5 minute drive away.
  • The nearest bus stop is just 50 yards from the forecourt entrance. One stop is on the left, one on the right.

  • The nearest railway station is Seaton Carew which is just under a mile away. Seaton Carew can also be accessed from Hartlepool Railway Station which is just over a mile in the opposite direction. Taxis are usually available at the station, but we can book one for you in advance if required.
  • There are several local taxi companies; we can make provide a selection of telephone numbers or make bookings in advance for you.
  • We regret that we are unable to accommodate animals except for guide dogs for the blind and deaf.
  • Brochures and menus can be provided in large print if required. We regret we do not have facilites to prepare documents in braille.

  • Arrival and Car Parking

  • Please advise us of your anticipated arrival time so that we can be sure we are here to welcome you
  • To ensure your accommodation is ready we ask that guests do not normally arrive before 12 noon. Earlier arrival may, however, be possible by arrangement.
  • Parking is on a shared forecourt and we ask that guests ensure they park ONLY in front of the guest house to ensure ease of access for our neighbours. If there are no spaces available in front of the guest house, there is on road parking available opposite the house on Coronation Drive or around the corner in Lawson Road.

  • Main Entrance

  • There are four steps of 9 inches up to the front door.
  • The front door is locked with a coded entry panel, so please ring both bells on your arrival. Please be patient as we sometimes have to come down from the 2nd floor.
  • Guest Accommodation – Public Areas

  • The guest house is situated over several floors and there is no lift available.
  • The house has always operated a strict No Smoking policy for the benefit of our guests. Any guest smoking within the premises will be charged a fee of £45.00 for cleaning.
  • A bench is available on the block paving at the front of the house for the benefit of guests and has facilities for disposal of cigarettes.
  • The entrance hallway gives access to the Guest Lounge and Room 1. Please see the section headed ‘Bedrooms’ for more information.
  • From the hallway there are 6 steps down of 7 inches (with a handrail on one side) to the Reception area and Dining room.
  • The small, sunny garden can be accessed through the kitchen. Guests are asked to gain permission from a staff member as access is denied when the kitchen is in use. There is a bench available for guests to sit in the sun or have a smoke.
  • From the main hallway there are 9 steps of 7 inches, up a wide staircase with a hand rail, to a shower room, a bathroom and a toilet.
  • There are another 11 stairs of 7 inches to the first floor up the main staircase. The stairs are carpeted and lead to a fire door behind which can be found rooms 2, 3 and 4. Please see the section headed ‘Bedrooms’ for more information.
  • There is a downstairs toilet that can be made available to guests during the day/evening. This is situated down the stairs from the main hallway and near to the Reception area.
  • The house is centrally heated throughout but temperatures can be adjusted in each room to suit individual requirements.
  • Guest Lounge and Dining Room

  • Guests are welcome to use the lounge at any time.
  • The lounge has two leather sofas and two comfortable chairs. This room has a television with a Freeview box and access to approximately 30 television channels.
  • The lounge has a wooden floor and is centrally heated.
  • A selection of local information, maps, and information on ‘take-away’ food premises can be found on the coffee table. We have no objection to food being eaten in the lounge and are happy to provide plates and cutlery on request.
  • Two bookcases contain a selection of books and magazines. If a guest has not finished a book by the time of their departure, they are welcome to take the book away with them.
  • Breakfast is served in the dining room from 7 am until 8.30 am on weekdays and from 8.30 am until 9.30 am on weekends. A varied menu is available.(See section on Food)
  • The dining room has a wooden floor with four tables capable of seating up to 16 people.
  • We are NOT licensed for the sale of alcohol but you may consume a bottle of wine or beer in the Guest Lounge or bedrooms.
  • Food

  • We do not routinely offer evening meals, although arrangements can be made on request and in advance.
  • We are happy for guests to order in ‘take away’ food which can be eaten in either the dining room or guest lounge. Cutlery and plates will be provided on request.
  • Breakfast is served in the dining room from 7 am until 8.30 am on weekdays and from 8.30 am until 9.30 am on weekends.
  • The breakfast menu offers
    • Orange Juice
    • A selection of cereals
    • A ‘full English’ consisting of sausage, bacon, egg (fried, poached or scrambled), beans and tomatoes
    • Toast
    • Sandwiches – sausage, bacon egg, sausage and egg, bacon and egg and any other variations on a cooked breakfast
    • Boiled eggs with toast
    • Any version of eggs/beans on toast

    Bedrooms

  • One bedroom is situated on the ground floor with the other bedrooms situated on the 1st floor.
  • There are en suite facilities in three of the rooms.
  • Tea and coffee facilities are provided.
  • The loan of a hair dryer, iron, ironing board and sewing materials can be obtained by asking a member of staff.
  • Our beds are normally made with synthetic duvets, and a quilted ‘throw’ can be found on each bed for extra warmth. All pillows are synthetic.
  • There is a wardrobe, chest of drawers, bedside cabinet and dressing chair in each room.
  • All bedrooms are very spacious and have high ceilings.
  • There is a folder in each bedroom which contains further information about the guest house and details of emergency contacts including the nearest doctors’ surgery.
  • Bedroom 1

  • Bedroom 1 is situated on the ground floor through a door leading from the main entrance hall.
  • The room measures 16ft by 14ft.
  • The room is carpeted
  • This room has a 4ft 6in double bed with access from both sides and a single bed with access from one side only.
  • There is space within this room for an extra bed, fouton or travel cot which should be requested when booking this room.
  • Touch lamps are provided for guests use.
  • There are tea and coffee making facilities in the room.
  • There is a portable television in the room.
  • Storage is provided by a double wardrobe, a chest of drawers and two bedside cabinets.
  • This room has a private bathroom which has one step of 4 inches at the entrance.
  • The bathroom contains built in cupboards for extra storage space.
  • Bedroom 3

  • Bedroom 3 is situated immediately behind and opposite the fire door on the 1st floor.
  • This room has a wonderful sea view through a tall window.
  • The room measures 11ft by 11ft.
  • This room is carpeted.
  • This room contains 2 single beds which can be accessed from one side only.
  • There are tea and coffee making facilities in the room.
  • There is a portable television in the room.
  • Storage is provided by a double wardrobe and a bedside cabinet.
  • Bedroom 4

  • Bedroom 4 is situated next to Room 3 and opposite Room 2.
  • This room has a wonderful sea view through a large bay window which covers most of one wall.
  • This room is carpeted.
  • This room measure 16ft by 14ft
  • This room has a 4ft 6in double bed with access from both sides and a single bed with access from one side only.
  • There is space within this room for an extra bed, fouton or travel cot which should be requested when booking this room.
  • Touch lamps are provided for guests use.
  • There are tea and coffee making facilities in the room.
  • There is a large free standing television in the room.
  • Storage is provided by a double wardrobe and a chest of drawers.
  • The room has a large en-suite with shower unit.
  • Bedroom 5

  • Bedroom 5 is on the first floor to the right after the fire door.
  • The room measures 16ft by 14ft.
  • This room has a laminate floor.
  • This room has a 4ft 6in double bed with access from both sides and a single bed with access from one side only.
  • There is space within this room for an extra bed, fouton or travel cot which should be requested when booking this room.
  • Touch lamps are provided for guests use.
  • There are tea and coffee making facilities in the room.
  • There is a portable television in the room.
  • Storage is provided by a double wardrobe, a chest of drawers and two bedside cabinets.
  • The room has a small en-suite with shower unit
  • Garden and seating area

  • We have a small garden with gravelled areas and flower beds. The garden is a haven for wild birds including swallows.
  • Guests are very welcome to enjoy our garden with permission. It is accessed through the kitchen. Guests are asked to gain permission from a staff member as access is denied when the kitchen is in use.
  • The garden is west facing and benefits from the sun in the afternoon and evening.
  • There is a wooden bench available for guests to sit in the sun, listen to the birds or have a smoke.
  • There are 2 steps of 6 inches into the garden.
  • Gardens chairs can be made available for guests on request.
  • At the front of the house there is a block paved area with a bench available to guests.
  • The area is east facing and benefits from the sun in the morning.
  • Additional Information

  • There is a fire extinguisher in the entrance hall and another at the top of the guest stairs.
  • In the event of a fire the fire alarm will sound. Please advise us if you have a hearing impairment and might not hear this. Fire alarm testing usually takes place on Friday lunchtime.
  • The building can be evacuated via the front door.
  • We are happy to cater for special diets or any particular likes or dislikes. Please advise us of these before your arrival.
  • We are happy to refrigerate any medication. We can also keep any perishables (such as clotted cream!) in our fridge for a limited period.
  • Mobile phone reception is usually very good.

  • Within the next year we will be having French doors fitted so that guests can access the garden at all times through the dining room.
  • We are planning to install new TV aerials and fit digi boxes in all guest rooms.
  • We are planning to fit closed circuit television cameras for the added security of our guests.
